History

Karen J. Hutton, with a rich history in commercial leasing and deep roots in development. Hutton Holds Company Event at the Chattanooga Zoo
Chattanooga, TN. April 26th, 2013

Hutton, a local Real Estate, Development and Construction company recently held a “Company Appreciation” event at the Chattanooga Zoo for employees and their families.  “Our company has grown so drastically these past two years that it seemed like a great time to stop and simply say thank you to each employee and their families for the success we experienced this past year and to show appreciation for the dedication and energy level that our employees maintain”, says Karen Hutton, CEO of Hutton. 

Both children and adults took the opportunity to tour the Chattanooga zoo, ride the carousel and the camels, pet animals during the animal show and listen to the bluegrass music of Mountain Cove Bluegrass.  The meal was catered by Virginia Coffer and served by Hutton’s Executives; Karen Hutton, Geoff Smith, Oliver Perdomo, Spencer Chinery, Catherine Long, George Alexandris, Bob Elliott, Derek Jones and John Potter.

Kevin Huff Joins Hutton Construction, Inc.

Kevin Huff expects to graduate from Eastern Oregon University in May, 2013 with a B.A. degree in Liberal Studies with an emphasis in Spanish and History. He currently holds an Associate's Degree in General Education from Surry Community College in Dobson, North Carolina. Kevin's work experience includes being a Project Engineer for EMJ Corporation in Irving, Texas, where he worked on new commercial construction and municipal sites. He has also been employed as a Construction Foreman for Frank L. Blum Construction Company in Winston-Salem, North Carolina and a General Superintendent for Shields, Inc. in Winston-Salem. He has relocated in Chattanooga to bring his skills to Hutton Construction, Inc.

Derek Jones Promoted to Lead the Real Estate Team of the Hutton Company.

Geoff Smith, President of Chattanooga, TN based the Hutton Company, is pleased to announce the promotion of Derek Jones to Vice President of Real Estate. In his new role, Derek will lead the Hutton Company's nationwide team of real estate professionals. He will oversee client relationships, market analysis, site selection, deal making, and other real estate activities.

Derek joined the Hutton Company in 2011 as a Real Estate Acquisitions Partner. Mr. Jones has 25 years of experience in the commercial real estate industry. Prior to joining the Hutton Company, Derek was employed by Raley Miller Properties, a shopping center development firm based in Charlotte, NC, after an 18 year career in the real estate department with Family Dollar Stores as Vice President of Real Estate. Derek graduated from the University of Arkansas with a BA in Psychology in 1988. Derek is married to Marci Jones and they have two daughters, Samantha and Marisa. Derek and his family are relocating to Chattanooga to work out of the Hutton corporate office.

Kelly is a graduate of the University of Tennessee at Knoxville and received a Bachelor of Science degree in Business Administration with an emphasis in Accounting. She has joined the Hutton accounting team as a Staff Accountant and will be primarily responsible for General Ledger Accounting. Kelly's work experience includes a General Ledger Accountant for US Express and a Legal Office Administrator for Johnson & Mulroney. She is a volunteer for Chattanooga Habitat Young Professionals and the Junior League of Chattanooga. Stacey Yount graduated Summa Cum Laude from South College where she received her degree in Paralegal Studies. Her work experience includes an Estate Settlement and Trust Officer for Regions Morgan Keegan Trust and a Litigation Paralegal for Chattanooga's McMahan Law Firm and several Law Firms in Knoxville, TN before returning to Chattanooga. "Stacey is a terrific addition to our legal team," said Catherine Long, General Counsel of the Hutton Company. Belk holds groundbreaking for new location!

The new Belk store will be a 7 million dollar investment in Rowan County and will bring other retailers (Michaels Craft, Shoe Carnival and Ulta Beauty). Belk will invest $7 million in the new 74,000-square-foot store, according to Tennessee-based developer Hutton Co., which is building the Wallace Commons expansion and will lease space to Belk and other tenants. Geoff Smith, president of Hutton, said Belk will continue to operate at the Salisbury Mall until it completes a moving sale prior to the opening of the new store in October.

Executive Vice President, Oliver Perdomo has gone Over the Edge

Susan Best Joins the Hutton Company

Susan most recently worked for Astroturf in Dalton, GA, maker of synthetic turf with 160 million square feet of turf in use worldwide. She was a Sr. Account Manager handling job costing, general ledger, financial statements and all aspects of the accounting process for multiple companies, divisions and departments. Prior to Astroturf, Susan was the Controller for MH Asset Management, LLC and 12 subsidiary companies in Lakeland, Florida. MH Asset was the third largest electrical contractor doing industrial, commercial and custom residential, in the State of Florida.

Catherine N. Long joins the legal team of the Hutton Company

Karen J. Hutton, CEO, is pleased to announce the addition of Catherine N. Long as General Counsel for the Hutton Company.  

Catherine Long joined the Hutton Company as General Counsel in 2012.  She has more than 25 years of experience in real estate and real estate finance law.  Prior to joining Hutton, she was an assistant general counsel for a Chattanooga-based real estate investment trust that owns and develops shopping centers throughout the US.  Catherine was in private practice in Denver, Colorado prior to moving to Chattanooga in 2003.  She is a graduate of Yale Law School and the University of Maryland, College Park. 
Catherine currently serves as the Vice President of CISV USA (Children's International Summer Villages) and has served in various roles in the local chapter of CISV.  She is also involved in fundraising and other activities in support of the Cystic Fibrosis Foundation

Adam Levitt Joins the Hutton Company

Mr. Levitt has a Bachelor of Arts in Economics from the University of Tennessee at Chattanooga and is a graduate of McCallie School. He is LEED accredited and certified in Tennessee Erosion Prevention and Sediment Control, Level One.

George Alexandris promoted to Vice President of Development.

Chattanooga based, the Hutton Company, is pleased to announce that George Alexandris has been promoted to the position of Vice President of Development.  

Mr. Alexandris most recently served as Director of Development for the Hutton Company.  Prior to joining the Hutton Team, George served as a Development Project Manager for a large commercial development firm in Florida, developing 1,000,000 SF of commercial projects for retailers including Publix, Lowe’s Home Improvement and Walgreens.  During his tenure at the Hutton Company, Mr. Alexandris has successfully managed over 100 retail projects from conception to completion.  His duties will include the oversight of all due diligence, project entitlements, civil engineering and architectural design, as well as coordinating the construction of the projects by the Hutton Construction Company.

Growing retail chains let developer Hutton skip recession

Karen Hutton says she's thankful her Chattanooga-based development company has picked the right clients.

Amid the worst downturn since the Great Depression and its aftermath, her firm has built scores of stores for such growing businesses as Family Dollar, O'Reilly Auto Parts, AutoZone and Tractor Supply Co.

"Thank goodness we didn't get Movie Gallery," said the chief executive of Hutton Co. about the operator of the Hollywood Video rental chain that sought bankruptcy protection and is closing hundreds of stores.

Hutton Co. and its Hutton Construction Co. sibling, are benefiting from working for what one executive termed "recession-proof" clients.

"Even through the recession, they've continued to grow," said Geoffrey Smith, who recently joined Hutton Co. as president after working for shopping center developer CBL & Associates Properties Inc. in Chattanooga.

For example, Family Dollar recently outlined plans to open 450 to 500 stores in its current fiscal year. The company opened 300 stores in its previous year.
O'Reilly has grown to become one of the top five auto parts chains in the country with more than 3,469 stores in 38 states.

Competitor AutoZone recently reported first-quarter earnings rose 11 percent as the largest U.S. auto parts retailer posted better-than-expected revenue growth.

Brentwood, Tenn.-based Tractor Supply Co. bills itself as the nation's biggest retail farm store chain with more than 1,054 stores in 44 states. Last year, the company put up 41 stores nationally with an estimated $50 million development cost, officials said. Next year, officials plan to push that count to 65 and $80 million, they said.

Hutton, who grew up in Pulaski, Tenn., said in a recent interview in her downtown Chattanooga offices at the Heritage Center that her goal is to put up 100 stores annually.

"Growth is an understatement," Smith said about the path of Hutton Co. "Our challenge is to keep up with the volume."

Smith said said the "next great frontier" for the company is California.
"We're following our clients' footprint," he said.

Hutton said her company traditionally has done more business outside Tennessee than inside.

Some clients, she said, are opening more locations in the urban centers of cities such as Atlanta, Orlando and Phoenix.

"We're doing the toughest sites," said Hutton, whose business purchases land, develops it, holds property and also brokers it.
Smith said Hutton Co. is aiming to diversity to expand the business further. "A year from now, we hope the client list here has a couple of extra names," he said.

Geoff Smith, president of the Hutton Company announces that Spencer Chinery has joined the Hutton team as vice president of Financial Services. 

Mr. Chinery will oversee all accounting and property management functions, as well as establishing and maintaining all lender relationships and performing other capital market duties for the Hutton Company and Hutton Construction, Inc. 

Mr. Chinery has served as chief financial officer for Greenlife Grocery and director of Financial Analysis and Planning for The Krystal Company. 

He received his Masters and Bachelor Degrees in Business Administration from UTC, with a double major of Finance and Economics.

Geoff Smith and Karen Hutton of the Hutton Company are very pleased to announce the addition of Matt Elliott in the position of Construction Project Manager and the promotion of Garrett McBryde to Assistant Estimator, both working for Hutton Construction, Inc.

Matt Elliott joins Hutton Construction, Inc. after five years with EMJ Corporation.  While at EMJ, Matt maintained several roles, including Assistant Superintendent, Assistant Estimator and Assistant Project Manager.  He will work directly for Bob Elliott, who is the Vice President of Hutton Construction, Inc.

Matt Elliott has completed a Bachelor of Science in Business Administration at the University of Tennessee at Chattanooga and will graduate in December, 2011 with a Master’s Degree in Engineering Management and a concentration in Construction Management.

Garrett McBryde has been interning at Hutton Construction, Inc. since May, 2011.  He has completed his Bachelor of Science in Civil Engineering at Ole Miss and now will be joining the company full-time.  He will graduate in December, 2011 with an Associates degree in Construction Management from Chattanooga State.

Geoff Smith and Bob Elliott Join the Hutton Company

The Hutton Company, a leading development, construction, brokerage and property management business, announced on October 17th, 2011 that Geoff Smith and Bob Elliot, formerly of CBL & Associates, joined the Hutton Company.  Karen J. Hutton, owner of the Hutton Company will retain her title as CEO and Geoff Smith will fulfill the role of President. Bob Elliott will be the Vice-President of Hutton Construction, Inc.

Geoff Smith was the Vice-President of Development at CBL & Associates and has worked in this business for more than 23 years.  While at CBL, Geoff had successful experience in open air development and site selection and was responsible for 5 million square feet of new development, accounting for $750 million dollars in development cost.  He is a member of the International Council of Shopping Centers.

The Jordan Thomas Foundation is pleased to announce that The Hutton Company is this year’s Signature Level Sponsor for the annual golf tournament.  This event will be held October 3rd, 2011, and will tee off at the Chattanooga Golf and Country Club, featuring a full house of sponsors and golf teams with The Hutton Company leading the way.  The fifth annual Low Country Boil and Golf Tournament’s goal is to net over $80,000, which will allow the Foundation to support children with prosthetic needs and provide recipients with means of more normal, active and productive living.

The Jordan Thomas Foundation, founded by Jordan at the age of 16, after the loss of both legs below the knee, provides prostheses for children of traumatic injury and limb loss.  Recipients are assisted through age 18 or their growth years, a commitment that requires an estimated $100,000 to $200,000 for each child.  There is also a one time provision for young adults ages 18 to 24.  In addition, Jordan’s foundation has a partnership in Haiti with a rehab clinic that provides 8 to 10 prostheses a week to children and adults injured in the January 2010 earthquake.
